Sales, festivals and more set for long weekend

Even though the season is hot and people are swimming, powder hounds already are dreaming of the first snowfall.

This weekend, Heavenly and Kirkwood mountain resorts want to help skiers and snowboarders gear up for winter. Heavenly offers its 22nd annual tent sale at the resort, while Kirkwood will host a ski swap and a preseason sale.

But for those who aren't as keen to see winter come, there are plenty of opportunities for recreational cycling, downhill racing, running, shopping, eating chili and listening to some tunes. Here are the weekend's happenings:

Heavenly Sports Tent Sale: At Heavenly's California Lodge from 9 a.m. to 6 p.m. Saturday, from 10 a.m. to 5 p.m. Sunday and from 10 a.m. to 2 p.m. Monday.

Kirkwood Ski Swap: Takes place from 9 a.m. to noon Saturday at Kirkwood Mountain Resort. To reserve a table, call (209) 258-7386.

Critical Mass Bike Ride: This bike ride promotes sustainable transportation, and is open to anyone who enjoys riding bikes. It begins at 6 p.m. Friday in front of Millers Outpost at the "Y." For more information, call (530) 919-4136, or visit www.criticalmasstahoe.tk.

Tallac Tibetan Cultural Festival: Tibetan Lama Losang Samten will complete the sand mandala today in preparation for the closing ceremony on the last day of the festival Friday. During the day, he will tell stories, teach and explain the meaning of the Wheel of Life. Everyone, including children and groups, are encouraged to stop by. The festival runs from 11 a.m. to 5 p.m. Friday, with the sand mandala dismantling ceremony from 6 to 7:30 p.m. at the Tallac Historic Site. A $10 donation is suggested.

Arts and Crafts Festival: Takes place Friday through Monday at Horizon Casino Resort. For more information, visit www.horizoncasino.com.

Thin Air Chili Cook-Off: Takes place from noon to 4 p.m. Saturday at Kirkwood Mountain Resort. The festivities begin with live music, beer and wine tasting, followed by the chili tasting. Animal Shelter Adopt-a-Thon: Looking for a new best friend? Head on over to the El Dorado County Animal Shelter at 1120 Shakori Drive from 9:30 a.m. to 4:30 p.m. Saturday.

Kirkwood Adventure Run: The Tahoe Mountain Milers and Sagebrush Stompers running clubs are sponsoring the 10K Adventure Run, a 5K road race and kids fun runs. One fun run is a mile, while the other is a half-mile. The event will help support the Kirkwood Volunteer Fire Department. The event takes place from 9 to 11 a.m. Saturday at Kirkwood Mountain Resort. To register, go to tahoemtnmilers.org, or arrive before 8:30 a.m. Saturday at the VIP lot.

Kiss rocks the city: If you didn't get tickets to Kiss on Saturday at Harveys Outdoor Arena, there's still plenty of music and entertainment to be had on the South Shore. Pick up Lake Tahoe Action to find out all the hot details.

Heavenly Village Sidewalk Sale with live Music: Friday through Monday. Check out performances by the Living Picture Show and Out of Order bands, among others, during the day while you shop.

Dorje Namjum purification ceremony: Tibetan Lama Losang Samten leads an ancient Tibetan ceremony ritual of healing and purification from 7 to 9 p.m. Sunday at the Valhalla Estate at The Tallac Historic Site. A $15 donation is recommended.

Downhill Mountain Bike Series: Saturday at Kirkwood Mountain Resort. Participants will enjoy barbecue, refreshments, music, prizes and awards. Each event series will have its own point system to determine overall grand prize winners. Registration is from noon to 1 p.m., practice runs are from 1 to 2:30 p.m., a race meeting is from 2:30 to 3 p.m., the downhill race is from 3 to 4 p.m., and awards will be given out at 4 p.m. Cost is $35 per event or $60 for both.

Multicultural Healing Festival: This festival is designed to promote and educate people on healing methods used by other cultures through presentations, workshops, films and concerts. It's part of the Valhalla Arts & Music Festival. It takes place Sunday through Sept. 6 at the Valhalla Estate at the Tallac Historic Site. A Prime Time To Purchase


With mortgage interest rates reaching historic lows once again, and real estate prices falling due to foreclosure fever, this could be the prime time to purchase residential property.

So, if you’re a first-time homebuyer, second-home buyer, or investor, please take note. For a whole host of reasons, various properties in Nevada and California are selling for prices below what we experienced 8 to 10 years ago.

You may ask, “What about financing?” Interest rates remain very low. The loan programs have evolved over the last year because of this foreclosure fever to tighter guidelines. A seasoned loan agent working for a mortgage company, or a loan consultant from your bank or credit union should be able to discuss current loan programs that fit for you and the guidelines that have to be met.

Also, your loan professional could take the process one step further by gathering your personal information and then determine what size loan you qualify for, what those monthly payments would be, and give you a letter of pre-qualification for your Realtor. If you don’t know a Realtor, your loan agent or loan consultant should be able to provide you with names and numbers.

The states of Nevada and California have foreclosures, short sales, bank-owned properties, builders with an oversupply and motivated sellers in record numbers. Maybe it’s time to flex your purchase muscles and make your real estate dreams come true.

It’s Still Summer…Great Kayaking Spots Around Tahoe!


With 72 miles of shoreline and some of the clearest water on the planet, Lake Tahoe is an ideal spot for one of the fastest growing sports out there. Flat water kayaking offers paddlers a gentle, laid back experience and a different look at the natural world that hiking or cycling does not provide. Many historic buildings around Tahoe as well as many hidden coves and secret beaches are not accessible from land. But private property, rugged landscapes and remote areas are all easily accessible and viewable while paddling a flat water kayak.

If the whitewater it too extreme for your tastes, flat water kayaking lets you get wet without getting drenched, and you don’t have to concern yourself with the technical stuff. Literally, anyone can do it. So pack a picnic dinner, throw in your sleeping bag, strap on that life vest, grab a paddle and explore that big, beautiful blue lake.

If you’re planning to rent a watercraft and go on your own, choose your craft carefully. Tandems are the most efficient out there for two people. Plastic, sit-on-top kayaks offer the best versatility and stability for those unfamiliar with the “Eskimo roll” – righting a kayak from a flipped position. Canoes and sit-inside kayaks are recommended only for those experienced in “rolling” the boat. Still, this type of craft should carry float bags in the stern to help with flotation if open water bailing does occur.

Parties should travel early in the morning or in the evening after the winds have settled down to maximize efficiency on the water – kayaks track much better in flat, calm water than wind chop common in the afternoons on the lake.

All rentals should come with paddles and lifejackets. It’s also a good idea to bring a visor, warm layer, some food, water and sun block. And, if you’re the type who likes to know where you’re going and where you’ve been, by all means pick up the Lake Tahoe Water Trail Map ($8.95, available in most kayak shops on the lake).

So, you’ve decided it’s time to get into the water and connect with nature on Lake Tahoe or another high alpine lake in the North Lake Tahoe/Truckee area. Here’s a list of places you can go to buy gear, rent gear or simply enjoy a safe day on the water with a professional guided tour.

First-Time Homebuyer Federal Tax Credit


As part of the “Housing and Economic Recovery Act of 2008” that was recently signed into law, Congress has created a new, temporary federal income tax credit to provide an incentive for first-time homebuyers. This is not only good news for first-time homebuyers, it is also a great opportunity for you as Coldwell Banker sales professionals to educate your clients and make them aware of how they can benefit from this tax credit.
The highlights of this federal tax credit are as follows:
The amount of the federal tax credit is for 10% of the cost of the home, up to a maximum credit of $7,500. In essence, this is an interest-free loan that enables consumers to receive a tax credit on a dollar-for-dollar basis on their personal income tax return in the calendar year following the year of closing on their home. They begin paying the tax credit back the year after that and make equal installments during the next 15 years. If the homeowner sells the home at any point during the 15-year payback period, then the remaining amount is recaptured, unless they sell the home at a loss, at which point the balance is forgiven.
e.g., If a home costs $65,000, the allowable credit would be $6,500. If a home costs $120,000, then the allowable credit would be $7,500.
Eligibility is for first-time homebuyers only. In this case, a first-time homebuyer is defined as an individual who has not owned a primary home at any time during the past three years, but who may have done so previously. Although certain income limits do apply, the amount of the credit is the same for all taxpayers, married or single.
Individuals whose Form 1040 filing status is single (or head of household) are eligible for the tax credit if their income is no more than $75,000. Individuals who file a joint return may have no more than $150,000 in income.
Individuals with incomes between $75,001 and 94,999 (single) or $150,001 and $169,999 (joint returns) are eligible for a partial tax credit.
Individuals with incomes greater than $95,000 (single) or $170,000 (joint return) are not eligible for this tax credit.
The federal income credit can be claimed on one’s individual or joint tax return for the purchase of any single-family home between April 9, 2008 through July 1, 2009. Individuals should consult a professional tax advisor for exact tax calculations.
e.g., If an individual’s actual tax liability was $5,000, then after the tax credit is applied the purchaser would receive a total refund of $2,500. The refundable amount is the difference between the $7,500 tax credit and the amount of one’s tax liability.
e.g., If an individual’s actual tax refund was $2,000, then after the tax credit is applied the purchaser would receive a total refund of $9,500.
This tax credit is required to be repaid without interest in equal installments of 6.67% of the total credit each year for 15 years beginning the year after the tax credit is claimed.
e.g., If a homebuyer claims the $7,500 credit in 2009 on their federal income tax return for a closing that occurred in 2008, then the credit is received in 2009, so repayment begins in 2010 with an annual repayment amount of approximately $500 a year.
To further assist you in communicating this good news, Coldwell Banker has created the attached PowerPoint presentation summarizing the First-Time Homebuyer Tax Credit. This presentation can be used for first-time homebuyer seminars in your local market and in individual client meetings. In addition, the National Association of Realtors® has prepared a quick reference chart and Frequently Asked Questions document for your reference. Keep in mind that this tax credit is retroactive. You should reach out to your recent first-time buyers who either closed on or after April 9, 2008 or are currently under contract to close in the near future. This will be a valuable service, a nice surprise and a terrific opportunity to get buyer referrals when you ask them:
“Do you know anyone else who may be thinking of buying and may be eligible to take advantage of this tax credit?”
“Do you know anyone who is providing financial assistance to a first-time homebuyer, perhaps their parents, grandparents, aunt or uncle, who may inform them of this tax credit?”
Please take advantage of this opportunity to educate your customers and potential first-time homebuyers about this tax credit. Good news like this needs to travel fast. I encourage all of you to actively share the attached information with consumers and to post these documents on your local Web sites as well. Of the many provisions of this new housing bill, the First-Time Homebuyer Tax Credit appears to provide the most promising opportunity to impact home sales for the remainder of 2008.

5 Simple Ways to Increase a Home's Value

Good home maintenance is key to creating and preserving a home’s value. Not to mention, it also impresses potential buyers. Here are five basic steps that every home owner ought to take — before spending money on dream bathrooms or gourmet kitchens.

1. Safety. Make sure smoke detectors and carbon monoxide detectors are installed and in good working order. Check fuel-burning appliances to make sure they are properly vented and no gas connections leak. Make sure the electrical system is adequate. Flickering lights and popping breakers are the sign of a problem. Anchor handrails and grab bars adequately.

2. Preventive maintenance. Repair any leaks in the roof, seal gaps in the siding, paint bare wood, replace damaged decking, patch cracks in concrete, and caulk around tubs and showers.

3. Conserve energy. Install a programmable thermostat, weatherstrip doors and windows, fix leaking faucets, upgrade insulation, and replace leaky windows.

4. Go green. Consider environmentally friendly materials for windows, doors, siding, decking, fencing, roofing, flooring, and insulation.

5. Improve comfort. Get rid of clutter, open up spaces, update window treatments to allow in more light, and organize closets and storage.

Summer Is The Perfect Time To Explore



They say some of the best adventures begin when you surrender to the wind and follow where it leads. Living in Northern Nevada affords motorcycle enthusiasts plenty of opportunity. Drive any direction and you'll find yourself enjoying some of the best back roads and destinations in the nation.
With summer's arrival, there's no end to the possible day trips, which, if time allows, can easily become a weekend getaway. Any of the following can be adjusted by taking a different turn in the road and you'll be on your way to discovering your own favorite rides.
Lake Tahoe is always an obvious choice, with 72 miles of road dotted with plenty of casinos, shops, bars and restaurants as well as places to camp. The lake's crystal clear water and clean beaches make this Nevada's crown jewel. Scenic points abound and this ride can be completed in five hours or a couple of days.
Summer is the perfect time to explore farther afield, and with the Sierra Nevada range in our backyard, there's no end to the possible adventures.
El Dorado and Placer wine country and Sacramento are just two hours away. San Francisco by way of Highway 88 is another good trip.
A favorite is taking Highway 395 north to Highway 70 at Hallelujah Junction. This road travels through Beckworth and Portola. Turn left at Highway 89 into Graeagle and continue through Clio and Sierraville, eventually landing in Truckee. Or simply follow Highway 70 to Quincy. From there, you can continue on Highway 70 through the Feather River Canyon, or follow it around to Bucks Lake Road or Highway 89 cutoff to Lake Almanor. The latter connects to Highway 36 through Chester, Westwood, Eagle Lake (side trip on Highway 139), and Susanville.
Traveling Interstate 80 West to Highway 20 ends in Nevada City, with its quaint buildings and diverse shops and restaurants. You can avoid heavy traffic and opt for a more scenic tour by taking Highway 49 through Downieville, eventually connecting with Highway 89. Make a right turn there and you're a short ride from Truckee or go left and take the back way through Clio into Graeagle.
Other ideas include: Reno to Verdi, Bodie, Pyramid Lake, Placerville, Sutter Creek and Apple Hill. There are also Napa, Sonoma and Calaveras counties, all within a few hours.
Most of these communities were once thriving timber industry towns but today are dotted with bed and breakfasts, shops, wildflowers and camp sites.
The thing to remember is that no matter which road you're on, it usually loops toward home. So get a map, throw a dart and start day trippin'!

Hot August Nights 2008




Here it comes, the blast from the past for auto buffs and rock ‘n’ roll fans, Hot August Nights 2008, Aug. 2 - 10 in venues across Reno and Sparks. Dust of the saddleshoes and bring out the bobbysox.


Relive the days of yesteryear with classic cars from 1972 and older and enjoy the tunes of the ’50s and ’60s. More than 700,000 people have enjoyed the festivities from all over the nation and Canada.


Besides checking out the cherry rides, participants can take in dozens of concerts, many of them at no charge, and dance with an “Earth Angel” at the prom.
